Summary

You will be the primary point of contact for all day to day portfolio/asset management transactions. You will ensure compliance with internal policies and procedure, federal regulations, local laws and governing documents and lead sub-regional compliance projects.You will establish productive business relationships with all levels of customers, business partners and vendors and provide business partners with a proactive, knowledgeable point of contact and communicator for key real estate issues.

Your Responsibilities Include:

·Performs the Lease Management activities including but not limited to:

oPrimary contact for Landlords/Property Managers

oAssist/Support Site Managers to understand and address lease terms and landlord issues

oTrack leases and support lease negotiations activities as assigned

oTrack TI allowances, security deposits

oMaintain lease files

oPerform periodic lease file audits to ensure completeness

oReview important lease dates and business terms

oManage critical date process

oPrepare and/or edit lease abstracts for accuracy

oReview and/or approve rent payments

oArrange rent payments and rent receipts with accounting

oRecover and reconcile tenant improvement allowance

·Coordinate execution ofall real estate related documents

·Review and approve all rent steps, percentage rent and escalation billings from Landlords

·Prepare occupancy costs budgets and all variance reports

·Manage the Real Estate database and ensure the integrity of its information.Track & report on renewals, closures and relocation

·Provide support with renewal process as assigned

·Provide support for site acceptance, closures and relocations as assigned

·Conduct Operating Expense audits and negotiate audit findings with client and its landlord to ensure sufficient credits and appropriate charges are made.

·Conduct financial analysis of accounting as appropriate, including AR/AP, rent rolls, and budgets in accordance with required accounting principles

·Provide support to finance and accounting as required

·Assist local management teams in their completion of various small construction projects including, but not limited to, addressing lease compliance, landlord approval, vendor contracts and payment guidelines

·Assist RE Construction and Development teams in completion of large construction projects as it relates to lease compliance

Your Competencies Include:

·Handle broad range of CRE work – some admin, but sometimes complex and non-routine requiring more background research, e.g. compliance, budget guidance

·Handle and resolve typical, not too complex issues independently

·Provide technical CRE guidance to colleagues, line managers and employees

·May have responsibility for specific business area/ team or service

·Ensure delivery of own service for own area to set standards, targets and schedules

·Takes a lead role in the cost control and/or profitability of an operation / service, identifying and developing opportunities to decrease costs or grow revenue or profit

·Knowledgeable in main products, services and business processes of their key business and basic knowledge of all other divisions

·Identifies main business drivers and operational and commercial realities and draws implications for performance and vice versa

·Uses solid knowledge of real estate terminology and principles in the specific area of expertise

·Applies real estate knowledge to execute more complex issues

·Project definition and scope management. Records and tracks project scope requirements

·Project planning to ensure smooth operational delivery.

oPrepares and tracks project plans by compiling tasks, costs, timescales and resource requirements

·Demonstrating financial control. Maintains all required financial records for compliance and audit to all agreed requirements and identify and develop opportunities to reduce costs or grow revenue or profit

Your Qualifications Include:

  • 2-5 years of relevant Commercial/ Corporate Real Estate experience

  • Relevant University Degree e.g. in Engineering, Architecture or Real Estate related field

  • Bilingual: English required and Spanish highly preferred
